The housing lottery is now open for Sea Breeze Tower, a 20-story residential development at 271 Sea Breeze Avenue in Coney Island, Brooklyn. Developed by Rybak Development and designed by Zproekt, the building yields a total 114 rentals in a mix of studios, one-, two-, and three-bedroom units. Available on NYC Housing Connect are the 34 apartments at 130 percent of the area median income, ranging from $58,286 to $183,300.
Amenities include a doorman, bike storage, a shared laundry room, a children’s playroom, delivery/cold storage, a gym, rooftop recreation, and a 150-vehicle parking garage. Homes will have 11-foot ceiling spans, in-unit washer/dryers, energy-efficient appliances, designer finishes, and balconies and outdoor spaces. The LEED Platinum certified building will also have 27,228 square feet of ground-floor retail space.
At 130 percent of the AMI, there are seven affordable studios with a $1,700 monthly rent for incomes ranging from $58,286 to $118,300; 12 one-bedrooms with a $2,050 monthly rent for incomes ranging from $70,286 to $133,120; 11 two-bedrooms with a $2,465 monthly rent for incomes ranging from $84,515 to $159,640, and four three-bedrooms with a $2,950 monthly rent for incomes ranging from $101,143 to $183,300. Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 2, 2020.
Leasing for the remaining 80 market-rate units is expected before the end of the year.
